When will I receive my photos?
For photo shoots scheduled Monday-Friday, photos are delivered by 5:00 PM the next day after the shoot. For photo shoots scheduled on Saturday, photos are delivered by 5:00 PM on Monday.
How soon can I schedule a shoot?
You can schedule a shoot as soon as 24 hours before your preferred day and time. The easiest way is to book online!
What is your payment policy?
To keep our photo delivery process efficient, we must receive payment online via credit card before photos are released.
When your photos are ready, you'll receive an email directing you to a page on our website where you can preview photos and securely submit payment.
What locations do you serve?
We strive to serve the whole Hampton Roads area including: Chesapeake, Norfolk, Virginia Beach, Portsmouth, Suffolk, Newport News, Hampton, Poquoson, Smithfield, Williamsburg, and some parts of North Carolina (South Mills, Moyock, Elizabeth City).
If the property address is more than 30 miles from our mailing address, then we’ll add a $1.50 per mile travel fee for each mile beyond 30 miles. So if your listing is 40 miles away, we’ll add a $15.00 travel fee for the added round trip driving time. Our mailing address is 1225 Kempsville Rd, Suite 64682, Virginia Beach, VA.
Is there a cancellation fee?
If you cancel or reschedule at least 2 hours before the scheduled appointment, there are no cancellation fees.
If you cancel less than 2 hours before the scheduled appointment, you will be charged a $35 Return to Property Fee when you reschedule. This fee will be due in addition to the standard photography fee at the time of photo delivery.
What if no one is there to meet you at the property?
There's no need for anyone to meet us there, provided we receive timely entry instructions.
- We have REIN/VPAR lockbox access. Just send us the CBS code for your lockbox and we can enter that way.
- If there's a combo/contractor's lockbox, just give us that code, and we can enter the property on our own.
Otherwise, we require the homeowner or someone authorized by the homeowner (the Agent) be present to allow us entry.
We do not need the owner or agent to stay throughout the appointment. If you give us instructions on how to lock up, we can be left alone (especially for properties that are unoccupied).
If no one is there to give us access within 5 minutes of our arrival, we will cancel the appointment and charge a $35 Return to Property Fee when you reschedule. We can't wait too long because we don't want to be late for our next appointment.
How long will it take to photograph the property?
Appointments are expected to last 30-35 minutes.
What are neighborhood / building amenity photos?
Neighborhood / building amenity photos include features that are not attached to the property but are close enough in proximity to add value.
Examples of neighborhood amenities include pools, parks, playgrounds or community centers. Building amenities include features found in condominium or apartment complexes such as lobbies, gyms, pools, or meeting rooms.
We're happy to provide up to 3 of these images at your request. These images will not be provided by default.
How will I receive my photos?
When your photos are ready, you'll receive an email directing you to a page on our website where you can preview photos and securely submit payment. Immediately after you submit payment, you can download photos directly to your computer from our cloud storage provider, Box.com.
The file you download will be a ZIP container. When you unzip this file, you will find two folders. One folder will be named MLS and contain photos optimized for display on your local MLS. The other folder will be named PRINT and contain photos optimized for printing full-size on postcards and flyers up to 8.5 x 11 in.
Who owns the photos?
Clever Upgrade is the author of the photos and the first and sole owner of all copyrights. You are not buying the photos, but instead a license to use them in all of your marketing associated with the current sale of the property in accordance with local MLS rules. This license is granted only to the you and not to any third party.
